Considering that the selection and purchase of your condo is an important transaction, we have established a clear, simple and supportive procedure to better serve you. We have concisely listed all the major steps necessary for the purchase of one of our condos. It all begins with your first visit to our office where a member of our sale’s team will make it their priority to answer each and every one of your questions.

1. Mortgage Loan

If you wish, our representative will orient you towards financial institutions with whom we have negotiated advantageous mortgages for our clients. The bank will proceed with a quick evaluation of your financial situation in order to issue a letter of approval. Your rate will be valid for a period of 18 to 24 months.

2. You Have Been Approved

Once we have received your letter of approval at the end of the ten day grace period, the deal is finalized and you become the unit’s sole promisor-buyer and this until the signature of the notarial deed. You must pay neither the mortgage nor the condo fees until the signature of the notarial deed.4.

3. Choice ofFfinishes

Meet with a member of our team who will help you with the customization of your condo. You will be assisted throughout the selection process which includes flooring, countertops, kitchen cabinetry, tiling and much more. Your existing furniture and personal taste is considered throughout the whole process.

4. Reminder

In the four weeks prior to the delivery of your unit, you will receive an email detailing the next steps to follow. At this point, we will contact our notary and your mortgage broker in order to transmit the last elements necessary in preparing for the delivery of the unit.

5. Inspection Visit

Shortly prior to the delivery of your condo, you will proceed with a final inspection of your unit, accompanied by a representative of the contractor. Verify that everything conforms to the expected specifications. A form is filled out with the contractor’s representative, and the work that remains to be done (if applicable) is detailed on theGuarantee Plan document. Both parties will sign a Certificate of Final Completion before meeting with the notary.

6. Notarial Deed

The notarial deed can now be signed. The notary will proceed with the required adjustments, and will issue the declaration of co-ownership, the certificate of location and the bill of sale of your property. This will activate your Guarantee Plan for NewResidential Buildings (Maîtres Bâtisseurs) for a period of 5 years.
